Why is the EPC rating shown?
Scottish guidance requires a valid EPC for an entire house or flat let as short-term accommodation, and the rating must appear in the advert. A full certificate link is provided here for convenience; the rating itself must still be displayed.

Current Scottish Government transition guidance says old-style EPCs can be used for short-term lets during the transition from 30 April 2028 to 30 April 2029. From 30 April 2029, a new-style EPC and property report will be required. This certificate should not be assumed usable for letting until 2035 simply because it was issued in 2025.
Prices, payment and confirmation
Standard stays are 21–28 nights. Peak season is June–September and Christmas/New Year. Other dates are non-peak. The exact Christmas/New Year boundaries will be confirmed by email before quoting.

Self-clean stays: no cleaning service is provided. Guests must leave the house clean and make up the beds with fresh sheets before departure. Use the website booking form to enquire about a self-clean stay.
The accommodation price is paid in full at booking. The date selector shows pro-rata estimates, applying the relevant rate to each night where the season is known; a final quote is confirmed by email. Winter dates require a quote while the Christmas/New Year boundaries are being confirmed.
A separate £500 refundable security deposit applies to standard bookings. For standard self-clean bookings, the 30% reduction applies to accommodation only, not the deposit. The quote will confirm the total and when the deposit is payable. The deposit is not an advance part-payment of the accommodation charge.
Submit your booking request through the website form. Direct stays are then agreed after availability is checked and the full quote and terms are supplied. Dates may be held temporarily while payment is arranged. A booking-specific secure payment link is sent and payment verified before confirmation. Selecting dates or sending an enquiry does not reserve the cottage. Bookings and payment acceptance remain closed on this pre-launch site.
Returning the security deposit
The security deposit is returned separately from any accommodation refund. If a stay is cancelled before arrival and the deposit has already been paid, it is returned in full. After a completed stay, the refundable amount is returned following checkout and inspection under the agreed deposit terms.
The exact return deadline, inspection arrangements and any permitted, evidenced deductions will be set out before payment; these operational details are still being finalised. A Stripe payment link does not return the deposit automatically.
Draft cancellation policy
These terms interpret the owner’s proposed cut-offs by reference to the scheduled check-in date and time, using local time at the property (Europe/London). They remain a draft for review before bookings open.

The most generous applicable refund applies: the 48-hour post-booking grace period takes precedence. The £500 security deposit is separate and is not forfeited under this cancellation schedule for a cancelled stay.
Cancellation deductions will not exceed losses that can fairly and lawfully be retained. We will take reasonable steps to re-let cancelled dates and account for savings or replacement bookings when calculating any further refund. Your statutory rights are unaffected.
Specific-date holiday accommodation is generally excluded from the usual statutory 14-day cooling-off right for online purchases. The voluntary 48-hour grace period above is a separate promise.

Cancellation requests and complaints should be emailed to jjlproctor@gmail.com. Final booking documents will identify the confirmation time, scheduled check-in time, calendar-month cut-off and cancellation process.
Practical expectations
Both bedrooms are upstairs; no step-free access claim is made. Wi-Fi uses the 4G mobile network and depends on mobile service. The washing machine and freezer are in the shed; there is no tumble dryer. Please raise any access requirements before agreeing a stay so we can provide accurate information.
